Terminology Clarification (Tokens, Tickets, and Entries) • Purchases on Raffall are of Raffall Tokens used for entertainment; Tokens may be shown on platform pages as being required to obtain a “Paid Ticket.” • Paid Ticket means the platform’s displayed priced unit associated with a Token purchase (for example, the interface may display a Ticket count and a Token to Ticket conversion such as 1500 Tokens for a $20.00 unit). The conversion rate and on screen labels are set by the Promoter and may vary by campaign. • Entry means a sweepstakes chance issued by the Promoter either

The Sponsor manages a list of eligible and ineligible worldwide jurisdictions and it reserves its right to either add to or subtract from this list in its sole discretion, at any time. For the United States, specifically, as of Nov 20, 2025, this Sweepstakes is currently not open to residents of Alabama, Connecticut, Delaware, Idaho, Louisiana, Michigan, Mississippi, Montana, Nevada, Washington, New York, New Jersey, Rhode Island, Florida or Arizona, and void where the Sweepstakes or transfer of the Hotel Property Grand Prize or payment of any cash prize, would be unlawful. Entrants must be legally permitted to participate and, if they win the Hotel Property Grand Prize, to lawfully enter the USA and acquire U.S. real property. And if the Cash Grand Prize is chosen in the alternative, then the Winner must be eligible to receive the cash grand prize pursuant to US and/or UK law. 4. How to Enter (no purchase necessary) A. Tokens path. Create a Raffall account and complete verification. Purchases on Raffall are of Raffall Tokens used for entertainment; entries are issued by the Promoter as a free promotional gift with such purchases. 5. Pricing; Ticket Limits Paid Tickets: £15 each (approx. US$19.60 as of November 20, 2025; non binding). Platform pages may display Token to Ticket conversions for the priced unit; the conversion is set by the Promoter and does not change that Entries are issued for free as a promotional bonus. Minimum Ticket Target: 400,000 Paid Tickets (net of refunds/chargebacks/holds) as determined by the Promoter’s internal accounting. Platform Fee: 10% of gross Paid Ticket payments, retained by the Promoter under its Terms. Counters and entry issuance are determined by the Promoter. Definitions (for Sections 5 and 7): Collected Paid Ticket Proceeds means the aggregate gross Paid Ticket payments actually processed for this Sweepstakes and not refunded, charged back, reversed, or held at the time of calculation, before deduction of the Platform Fee. Approved Marketing Costs means legal, reasonable, and documented marketing and promotion costs pre approved by the Host and reflected by the Promoter in written payout instructions.
6. Winner Selection and Actions Random drawing of a winner is conducted by the Promoter’s automated system; the Promoter’s decision is final. Odds depend on the number of eligible entries. The provisional winner must claim on the platform within the time shown on the winning entry and then act within the on platform acceptance/dispute window. Winners are not contacted separately; entrants must check the platform.
7. Prize (one Grand Prize total) If the Minimum Ticket Target is met and confirmed by the Host within the platform’s prize confirmation workflow, and the Winner is both legally eligible and signs and provides all required documentation within the allotted time frames, and the Host designated escrow receives the full payout amount(s) ready for simultaneous/concurrent release, the winner will receive from the Promoter either: •
Grand Prize Option #1 – Hotel Property Grand Prize: a contemporary, independent, interior corridor, three story hotel of 55+ guest rooms plus two owner’s suites on 2+ acres in rural South Texas (as further described on the campaign page), conveyed free and clear of monetary liens other than standard prorations and taxes; OR •
Grand Prize Option #2 – Cash Grand Prize: US $2,000,000. The Promoter will procure the applicable prize under its payout workflow. For a property transfer, title passes only after the Promoter deposits full cleared funds equal to 90% of the Collected Paid Ticket Proceeds of the Minimum Ticket Target, less any Approved Marketing Costs, into escrow designated by the Host pursuant to written payout instructions, and escrow confirms full receipt (reflecting the Promoter’s 10% Platform Fee retention) ready to be paid out concurrently/simultaneously to the Hotel Property Owner; no partial closings or early possession. If the Minimum Ticket Target is met and the property path cannot be completed or becomes unavailable/unlawful, the Promoter may deliver the Cash Grand Prize (US $2,000,000); if the Cash Grand Prize cannot be paid due to Winner not being able to legally receive a cash payment from or on behalf of a U.S. entity and/or U.K. entity, then the Promoter may disqualify the Winner and select another Winner and/or further resolve the outcome solely under its Terms. Fallback Prize – If the Minimum Ticket Target is NOT met, outcomes and any compensation are determined and paid solely by the Promoter under its Terms and payout workflow, which in this case provides that the drawn winner will receive a cash compensation equal to fifty percent (50%) of the Collected Paid Ticket Proceeds, as determined and paid solely by the Promoter under its platform terms and payout workflow. The Promoter retains the Platform Fee, and the remaining forty percent (40%) is the Owner Disbursement Amount payable to the Hotel Property Owner and/or its written designee, minus any Approved Marketing Costs. Only one prize will be awarded in this Sweepstakes and there will be only one Winner. Notwithstanding the foregoing, within the platform’s prize‑confirmation workflow the Host may, in its sole discretion, elect “Prize as advertised” even if the Minimum Ticket Target is not met; any such election is administered and communicated solely by the Promoter under its Terms and does not create any entrant‑facing obligation of the Host or the Hotel Property Owner.
8. Taxes and Publicity The winner is solely responsible for all taxes related to receiving an award. For the property path, an independent appraisal will be obtained for tax reporting; for the cash path, the reportable amount is US $2,000,000 less any required withholding. Where lawful, by accepting the prize, the winner permits the Promoter (and, as needed for prize logistics, the Host) to use winner’s name, city/state/province, likeness, and statements for advertising and publicity, in perpetuity, without additional compensation.
9. Compliance With Law Participation and prize delivery are subject to all applicable laws, screening, and payment network rules. If a payment or transfer would be unlawful to a particular Winner or cannot be completed after the required checks, the Promoter may disqualify the Winner or pursue a permitted alternative. Any attempt to undermine the legitimate operation of the Sweepstakes may violate criminal or civil laws; the Promoter may seek all permitted remedies.
10. Release; Covenant Not to Sue; Dispute Resolution Platform managed issues (account, entries, draw, posting, claim/accept/dispute windows, confirmation, payout workflow) are handled exclusively under the Promoter’s Terms. To the maximum extent permitted by law, as a material condition for being allowed to enter this Sweepstakes, all entrants release and covenant not to sue the Promoter, Host/Arranger, the Hotel Property Owner, and each of their affiliates, owners, officers, employees, and agents for any claims or liabilities arising out of or relating to this Sweepstakes, entries, drawing, or the prize or its use. Without limiting the foregoing, entrants acknowledge and agree that the Promoter, Host/Arranger, and the Hotel Property Owner are not responsible for lost, late, illegible, stolen, mutilated, incomplete, invalid, unintelligible, postage due, misdirected or undeliverable entries, or for any errors, omissions, interruptions, deletions, defects, delays, unauthorized access, theft, destruction, hardware/software/network failures, or other technical malfunctions related to participation or administration. Nothing here expands or limits rights you have solely against the Promoter under its Terms, or rights expressly granted to you in a separate signed agreement with you (if any). If a claim against any party to this Sweepstakes other than the Promoter is brought notwithstanding this covenant, it must be resolved by binding, individual, remote arbitration under Wyoming law before a nationally recognized provider; seat/venue for any necessary in person hearing is Wyoming; no class, consolidated, or representative actions or arbitrations.
11. Binding Assent; Terms; Winner Disclosure By obtaining entries by any method (tokens path or postal AMOE), you irrevocably agree to the Promoter’s Terms and these Rules. 12. Assigned Retail Value (AARV) For disclosure, the AARV assigned to the Hotel Property Grand Prize is US $2,000,000 as of November 20, 2025. The Cash Grand Prize is US $2,000,000. The actual fair market value of the Hotel Property Grand Prize may be higher or lower; an independent licensed appraisal will be obtained for tax reporting and will be used for IRS Form 1099 or 1042 S and to determine tax obligations.
13. Prize Documents Redacted copies of the hotel purchase and sale agreement (“Hotel PSA”) and the cash grand prize agreement (“CGPA”) are posted at https://winthishotel.com/redactedagreements and are incorporated herein by this reference for the applicable prize path. Included redactions do not alter any rights or obligations, but maintain privacy rights prior to award. The Winner must execute, without alteration, the applicable unredacted version of the document as a condition of a Grand Prize award, or in not doing so could be immediately disqualified and another Winner will be chosen by the Sponsor. These documents include additional closing conditions for the applicable prize path, including funds first escrow concurrency and Winner operational readiness, and govern those prize path specifics.
14. Inspection; Diligence; No Implied Warranties (Conspicuous Notice) If the Minimum Ticket Target is met and after the Promoter posts the Winner and confirms prize procurement, and all of the required documents are signed and delivered, the Winner will receive the exact hotel name and street address, a diligence pack, and reasonable access for on site inspection. The Hotel Property Grand Prize is conveyed AS IS, WHERE IS, WITH ALL FAULTS under the Hotel PSA. To the maximum extent permitted by law, the Hotel Property Owner’s conveyance will disclaim all implied warranties. Winner acknowledges reliance on Winner’s own inspection and due diligence, not on any statement, representation, or omission by the Host or the Hotel Property Owner, except as expressly stated in the Hotel PSA.
15.
